Summary

This position is located at the Unaccompanied Housing (UH) Operation at Naval Air Weapons Station China Lake, CA. The incumbent will provide on-site management for assigned buildings.

Duties

The incumbent provides the functions related to on-site building management.

Perform inspections of vacant rooms and common areas daily, checking for cleanliness and maintenance problems. Conducts other inspections with the Site Manager, Regional Manager or CNIC staff as requested.

Acts as an escort when Naval Facilities Engineering Command (NAVFAC) workers or contractors require access to resident rooms.

The incumbent performs various housekeeping and maintenance related actions associated with their assigned buildings. Initiates trouble calls and work requests for any maintenance problems.

Performs minor maintenance actions (changing light bulbs, bathroom unclogging, preventive maintenance of fire extinguishers, replacing air filters, etc.).

Follows up on all corrective actions to ensure completion and satisfaction of the residents.

Additionally, the incumbent is responsible for control of the furniture, fixtures, and equipment (FF&E) in their assigned buildings.

Coordinates with front desk and UH staff to ensure rooms are ready for occupancy.

Provides input for short and long range planning.

Performs other related duties as assigned.

Conditions of employment

  • Must meet Federal Employment suitability requirements and successful completion of background investigation. Background Investigations are conducted using fingerprint identification and completion of background inquiry forms.
  • Must successfully pass the E-Verify employment verification check. Any discrepancies must be resolved as a condition of employment.
  • Required to do considerable standing, bending, walking, pushing, pulling, and climbing.
  • Must have ability to perform moderately strenuous physical labor such as unassisted lifting, moving, and carrying of supplies and equipment weighing up to 45 pounds (100 pounds assisted) is required.

Qualifications

Requires three years of work experience that demonstrates knowledge of basic principles, concepts, standards, regulations and administration related to maintenance operations.

Professional knowledge of the unaccompanied housing organization, administration, policies & procedures in conducting day-to-day operations.

Must be skilled in the use of an office computer and various software programs including knowledge of the housing property management system (eMH).

Must possess basic math and reading skills along with the ability to effectively communicate, orally and in writing, with personnel of all grades and ranks.

Education

This position does not have a positive education requirement.
