Duties
Serves as a leader of 3 or more employees in accomplishing trades and labor work. The highest level of non-supervisory work led is Maintenance Mechanic, NA-4749-10. On a regular basis, incumbent will pass on to other workers instructions received from supervisor, and starts work (e.g., by assigning the immediate tasks to be performed by individual members of the group led). Insures that needed equipment, supplies, and materials are available. Checks work in progress and when finished for compliance with supervisor's instructions on work sequence, procedures, methods, and deadlines. Reports to supervisor on status and progress of work and causes of work delays. Demonstrates proper work methods. Answers workers' questions regarding procedures, policies, and instructions. Obtains needed information or decisions from the supervisor on problems that come up during the work. Provides information to supervisor on status and progress of work, causes of delays, and overall operations. Assures that safety and housekeeping rules are followed. Makes suggestions to supervisor of training needs for employees. Provide on-the-job training. Works along with other workers, setting the pace performing non-supervisory work of the same kind and level as that done by the group led. Air Conditioning: Work involves installing, recognizing the cause of faulty equipment and making repairs on large systems that provide for a variety of air conditioning functions such as heating, cooling, humidifying, dehumidifying, cleaning, filtering, and circulating in comparison with repair work on the equipment. Electrical/Plumbing: As needed, replaces worn or broken wall switches and outlets. Replaces ceiling light and/or burnt out bulbs. Repairs faucets, resets toilets, and lavatories. Performs other easily accomplished repairs assists with electrical troubleshooting for a variety of control and operational circuits and systems. Performs other duties as assigned.

Qualifications

- Experience with a work order management system, computerized maintenance management system.
- Microsoft Office proficient.
- Experience in hospitality engineering.
- Have a Universal Refrigerants Certification.
- Have a thorough understanding of all building systems (i.e. chillers, air handlers, variable air volume units, potable water pumps, sewage lift stations, hot water heaters, boilers).
- An effective communicator and creative problem solver.
- A certified pool operator.
- Have welding experience.
- Have commercial laundry technical experience.
Education
