In order to qualify, you must meet the education and/or experience requirements described below. Experience refers to paid and unpaid experience, including volunteer work done through National Service programs (e.g., Peace Corps, AmeriCorps) and other organizations (e.g., professional; philanthropic; religious; spiritual; community; student; social). You will receive credit for all qualifying experience, including volunteer experience. GS-05 Minimum Qualifications: Your resume must describe at least one year of general experience including, compiling correspondence and documents related to real estate projects; assisting higher graded staff in preparing for negotiations; and ensuring all real estate actions are processed and the files are documented in accordance with all appropriate laws and regulations. This definition of general experience is typical of work performed at the next lower grade/level position in the federal service (GS-04).
OR Education: Four-year course of study leading to a bachelor's degree (minimum 120 semester hours).
OR Combination of Education and Experience: May be used to qualify for this position as long as the computed percentage of the requirements is at least 100%. To compute the percentage of the requirements, divide your total months of experience by 36. Then divide your total number of completed undergraduate semester hours by 120. Add the two percentages.
GS-07 Minimum Qualifications: Your resume must describe at least one year of specialize experience including reviewing and researching real estate policies, procedures, regulations, and contracts related to federal property, assisting higher graded staff in real estate related tasks such as: developing outgrant requirements and completing outgrant documents; maintaining an electronic or physical file database/system. This definition of specialized experience is typical of work performed at the second grade/level position in the federal service (GS-05).
OR Education: 1 full year of graduate-level education (minimum 18 semester hours) in a field which demonstrates the knowledge, skills, and abilities necessary to do the work of the position.

OR Combination of Education and Experience: May be used to qualify for this position as long as the computed percentage of the requirements is at least 100%. GS-09 Minimum Qualifications: Your resume must describe at least one year of specialize experience including assisting with real estate transactions or related administrative work; participating in compliance inspections and/or managing existing outgrants; and assuring all real estate actions are processed and the files are documented in accordance with laws and regulations. This definition of specialized experience is typical of work performed at the second grade/level position in the federal service (GS-07).
OR Education: master's or equivalent graduate degree or 2 full years of progressively higher-level graduate education (minimum 36 semester hours) leading to such a degree in a field which demonstrates the knowledge, skills, and abilities necessary to do the work of the position.
OR Combination of Education and Experience: May be used to qualify for this position as long as the computed percentage of the requirements is at least 100%. To compute the percentage of the requirements, divide your total months of experience by 12. Then divide the total number of completed graduate semester hours beyond the first year (total graduate semester hours minus 18) by 18. Add the two percentages.
GS-11 Minimum Qualifications: Your resume must describe at least one year of specialize experience including analyzing and applying real estate policies and procedures to include interpreting mapping and legal descriptions; reviewing preliminary property title reports; negotiating with property owners; and reviewing completed work products to ensure they are technically sufficient and in compliance with existing laws, regulations, and guidelines issued by higher authority. This definition of specialized experience is typical of work performed at the second grade/level position in the federal service (GS-09).
OR Education: Ph.D. or equivalent doctoral degree or 3 full years of progressively higher-level graduate education (minimum 54 semester hours) leading to such a degree in a field which demonstrates the knowledge, skills, and abilities necessary to do the work of the position.
OR Combination of Education and Experience: May be used to qualify for this position as long as the computed percentage of the requirements is at least 100%. To compute the percentage of the requirements, divide your total months of experience by 12. Then divide the total number of completed graduate semester hours beyond the second year (total graduate semester hours minus 36) by 18. Add the two percentages.

Time-in-Grade Requirement: Applicants who have held a General Schedule (GS) position within the last 52 weeks must have 52 weeks of Federal service at the next lower grade or equivalent.
- 52 weeks of Federal service at the next lower grade GS-04 (or equivalent) for GS-05.
- 52 weeks of Federal service at the second lower grade GS-05 (or equivalent) for GS-07.
- 52 weeks of Federal service at the second lower grade GS-07 (or equivalent) for GS-09.
- 52 weeks of Federal service at the second lower grade GS-09 (or equivalent) for GS-11.
