Duties
This position is emergency essential - Depending on the type of emergency the employee may be required to report to work during emergency situations.
The position may be filled at the GS-05, GS-06, or GS-7 level. Duties quoted below are at the GS-07 level.
Tour of Duty: 9:00am- 5:30pm (hours are subject to change)
MAJOR DUTIES:
Serves as liaison between the Superintendent and Members, their staffs, and committee staffs, in receiving, analyzing and acting upon service requests for repair and maintenance of House or Senate Office Buildings, the U.S. Capitol or the Capitol Visitors Center (CVC).
Uses Computer Aided Facility Management (CAFM) program to log projects and service requests, material and manpower availability, scheduled maintenance status tracking, and cost tracking, and to generate reports on these items whenever necessary.
Identifies trends, changes in customer preferences, or issues with standard practices that could potentially impact the quality of services provided by the Service Center.
Receives requests from Members and their staffs to use designated rooms in the House or Senate Office Buildings or the U.S. Capitol or CVC for special events.
Admits authorized persons into Member’s suites of rooms and Committee rooms, as directed by a superior.
Uses and up-keeps new computerized master key system, using computer software to maintain log of keys and to research and maintain security over key distribution.
May participate in planned inspections of building areas including offices, committee rooms, hallways, stairwells, entrances, exists, rest rooms, subways, parking garages, and public areas for cleanliness and proper maintenance.
Processes requisitions and purchase orders for shops; ensures completeness and accuracy of all requisitions and purchase orders.
Maintains and verifies inventories for the shops.
Performs a variety of general office support services including typing, filing, record keeping, data entry, coordinating the transport of archive boxes for pick up by the National Archive and Records Administration, and other miscellaneous administrative duties as necessary and as assigned.
On an as-needed basis, receives all visitors to the Superintendent’s Office.
May reconcile and enter time and attendance data for employees throughout the Superintendent’s Office.
Uses tact, diplomacy, and patience when communicating and dealing with others, e.g., co-workers, managers, supervisors, and internal/external customers.
Utilize knowledge of and must comply with all OSHA safety rules and regulations to ensure that work progresses in a safe manner.
Performs other related duties as assigned.

Qualifications
You must meet the United States Office of Personnel Management's (OPM) qualification requirements (including specialized experience and/or educational requirements) for the advertised position. Specialized experience is experience that has equipped you with the particular knowledge, skills and abilities to perform successfully the duties of the position, and that is typically in or related to the position to be filled. To be creditable, specialized experience must have been equivalent to at least the next lower grade level.
Candidates for the GS-5 grade level must have at least 52 weeks of specialized experience equivalent to the next lower GS-4 grade level in the Federal service:
Specialized experience is defined as having experience in at least 2 of the 5 areas below: (1) Receiving, initiating and updating service requests for building repairs and maintenance; (2) Using systems to enter, maintain and correct data and records; (3) Interpreting and/or applying regulatory or procedural requirements; (4) Receiving and screening telephone calls relevant to activities of the office; (5) Initiating and routing work orders using the Computer Aided Facility Management (CAFM) program and tracking status of service requests/orders to appropriate trade shop
Candidates for the GS-06 grade level must have at least 52 weeks of specialized experience equivalent to the next lower (GS-05) grade level in the Federal service:
Specialized experience is defined as having experience in at least 3 of the 5 areas below: (1) Receiving, initiating and updating service requests for building repairs and maintenance; (2) Using systems to enter, maintain and correct data and records; (3) Interpreting and/or applying regulatory or procedural requirements; (4) Receiving and screening telephone calls relevant to activities of the office; (5) Initiating and routing work orders using the Computer Aided Facility Management (CAFM) program and tracking status of service requests/orders to appropriate trade shop.
Candidates for the GS-07 grade level must have at least 52 weeks of specialized experience equivalent to the next lower (GS-06) grade level in the Federal service.

Education
GS-05: Education for this position may be substituted for experience at the GS-5 level. You must have at least 4 years of successfully completed education above the high school level. Major must be relevant to the duties of the position. One year of full-time academic study is defined as 30 semester hours, 45 quarter hours, or the equivalent in a college or university, or at least 20 hours of classroom instruction per week for approximately 36 weeks in a business, secretarial, or technical school.
GS-06: Education for this position may be substituted for experience. At the GS-06 grade level, you must have a half year (i.e., 9 semester hours) of graduate level education that is directly related to the work of the position being filled. (this is based on 18 semester hours of 1 year full-time academic study at the graduate level). Education must have been obtained in an accredited business or technical school, junior college, college or university.
GS-07: There is no educational substitution for the GS-07 level.
