NONAPPROPRIATED FUND POSITION DESCRIPTION JOB TITLE: MAINTENANCE WORKER LEADER BUS TITLE: LEAD MAINTENANCE TECHNICIAN JOB CODE: 030056 JOB SERIES: 4749 GRADE: NL-8 FLSA STATUS: NON-EXEMPT
MAJOR DUTIES: Leads MCHS Maintenance Department team members in carrying out assigned work as provided by the supervisor. Carries out maintenance and repair work in and around the facility as assigned by the Area Maintenance Manager. Performs the day-to-day maintenance and repair of buildings, related fixtures, utilities, and equipment throughout the organization. Prepares daily, weekly, or monthly work schedules and ensures compliance. Conducts regular safety inspections of all front of house and back of house spaces. Responds to work requests from guests and lodging staff, prioritizing issues that impact guests, and their lives and/or safety. Coordinates with MCHS management personnel on out of order guest rooms and prioritizes necessary repairs to return to service in a timely manner. Assists with the ordering of materials and equipment as needed. Maintains inventory of shop materials for effective maintenance operations. Facilitates service calls by 3rd party repair and service contractors by providing access to equipment and building access as needed to complete the work. Acts as escort and monitors whereabouts of outside personnel. Conducts preventative maintenance inspection and repair on guest rooms and public areas on a regular basis using checklists, maintaining documentation, and adheres to a schedule of doing so. Participates in scheduled property walks as assigned with MCHS management personnel. Works with housekeeper leads, front desk personnel, and management to address issues within guest rooms and common spaces. Instructs team members in procedures. Provides advice, explains the work assignments and requirements. Provides recommendations to supervisors for preparing with performance appraisals, interviews, counseling, awards, and requests for training as needed. Attends educational and training programs and meetings. Provides World Class Customer Service with an emphasis on courtesy. Assists customers and communicates positively in a friendly manner. Works closely with Guest Services, Housekeeping and Laundry teams and maintains open lines of communication. Takes action to solve problems quickly. Alerts the higher-level supervisor, or proper point of contact for help when problems arise. Adheres to safety regulations and standards. Promptly reports any observed workplace hazards, and any injury, occupational illness, and/or property damage resulting from workplace mishaps to the immediate supervisor. Adheres to established standards of actively supporting the principles of the EEO program and prevention of sexual harassment. Performs other related duties as assigned.

SKILLS AND KNOWLEDGE: Must have the ability to multitask and prioritize work. Must have the ability to lead a work crew. Must possess a demonstrated comprehensive working knowledge of carpentry, electrical, painting, cement, and plumbing trades. Must be able to operation equipment such as air compressors, generators, and cement mixers. Must have skill in the use of a variety of hand tools commensurate with construction work. Must have knowledge in basic mathematics. May operate a motor vehicle more than 14,400 lbs to transport equipment, etc. RESPONSIBILITY: Leads subordinates in carrying out the assigned work as provided by the supervisor. May participate in new employee orientation and provide safety briefs to lodging staff. Informs the supervisor in the progress of work assignments. Assists in finding solution when problems arise. Maintains a current knowledge, and answers questions of other employees on procedures, policies, written instructions, and other directives. Assists the supervisor in identifying training needs for a team and individuals. PHYSICAL EFFORT: Work requires prolonged standing; stooping, bending, kneeling, climbing, and working in tiring and uncomfortable positions. Lifts and carries objects up to 45 lbs independently and objects over 45 lbs with assistance. WORKING CONDITION: Work is performed both inside and outside. Exposed to dirt, paint vapors and fumes. Must wear issued protective gear. During states of emergencies such as Tropical Cyclones may be required to stay on site as part of an on-site duty team to assist guests staying at the lodging facility. BASIC REQUIREMENTS: - Must be at least 18 years old AND have graduated from high school or been awarded a certificate equivalent to graduating from high school. (Valid documentation will be required upon hire.)
- At least two years of experience that demonstrates knowledge in the applicable combination of trades sufficient to perform the duties of the position.
- A valid Government Owned Vehicle (GOV) operator¿s permit is required for the performance of duties for this position. Inability to obtain or maintain appropriate GOV licensing may result in termination for lack of qualifications. The incumbent is required to obtain required GOV licenses within 30 days of hire.
- Must be able to perform frequent bending, stooping, standing, cramped position, and lifting and moving objects weighing up to 45 lbs independently and objects over 45 lbs with assistance.
- Must be able to accommodate a flexible work schedule to include weekends, holidays, and nights.
QUALIFICATION REQUIREMENTS: - Ability to visually examine and/or perform operational tests to determine the needs and types of repair work to be done to include minor carpentry.
- Ability to operate equipment such as industrial carpet cleaners & floor buffers, plumbing snake for clearing drains, and jet wash pressure washers.
- Ability to inspect and repair electronic and mechanical equipment by replacing defective parts.
- Skills in the use of a variety of hand tools commensurate with construction work, i.e., electrical drills, earth augers, motor driven skill saws, electrical sanders, band saws, drill press, sheet metal shears, and electrical test equipment and meters.

- The time period for MSP eligibility begins 30 days before the military sponsor's reporting date to the new duty station, if accompanied, or at any time thereafter during the tour.
